Royal Holiday Timeshare Making the News for All the Wrong Reasons - Part II

In yesterday’s Timeshare Owners Blog, we looked at an ABC 20/20 investigation of Royal Holiday vacation club. Here is Part II of that post:

The hidden camera videotape made by ABC’s 20/20 investigators reveals that Royal Holiday breaks a lot of rules when it comes to selling timeshare. People who attend the Royal Holiday sales presentation are promised an incentive if they sit through a 90-minute sales pitch, which actually lasts 3 or more hours. They are told that they can only take advantage of special pricing if they buy today…on the spot, and if they prove reticent to buy, that price may mysteriously be cut in half in hopes of getting them to sign up now, as first one and then another salesperson tries to break down their resistance.

Royal Holiday also serves alcoholic drinks to their prospects. It is poor business ethics to do this, and it is an absolute no-no for you, as a prospective buyer, to make the mistake of clouding your good judgment with alcohol. Never, I repeat never, mix alcohol with the decision to buy timeshare.

Other criticisms of Royal Holiday’s sales tactics include promises made by salespeople that a buyer’s money is invested in a foreign bank account and will be returned to them in 30 years; that rooms shown as examples of what you are buying are far nicer than the rooms you actually can book; and that availability in busy seasons is scarce.

All in all, 20/20’s report was extremely negative. There is however, one foolproof way to avoid the heavy hand of a timeshare company salesperson. Buy resale timeshare. Deal only with the person who already owns the timeshare or vacation club membership. Bypass that salesperson who works for the timeshare company yet counts on you to pay his or her salary through commission.

Starwood Hotels and Timeshare Resorts Plan Aggressive Growth

Earlier this week, I wrote in the Timeshare Owners Blog about a predicted future escalation in global tourism leading to a shortage of hotel and timeshare resorts. Starwood Hotels and Timeshare resorts is just one of several hoteliers and developers that seem to think such predictions are solid.

In a multi-year strategy to revitalize the brand name of Sheraton Hotels & Resorts, Starwood begins this week on an aggressive expansion plan calling for 54 hotels and 20,000 guest rooms to be added to the Sheraton brand by this time next year. According to Starwood Hotels & Resorts Inc, the company will be spending approximately $2 billion just on North American properties. The plans include $1.3 billion in renovations and $400 million in key brand initiatives and upgrades at 100 US hotels.

Starwood’s official news release says that Sheraton is already the company’s largest and most global brand, and that they plan to increase this by opening one hotel every 12 days during 2008. Target markets include Denver, Minneapolis, Dallas, Phoenix, and Washington, DC. Globally, expansion plans include Egypt, China, Ireland, and Argentina.

Hoyt Harper II, senior vice president for Sheraton Hotels and Timeshare Resorts says, “Over the next several years, Sheraton’s footprint will become even more prominent, and as we grow, we will leverage Starwoods’ proven history of building great lifestyle brands to enhance the entire guest experience.”

Located in Scottsdale, Arizona, the 250-acre resort has undergone a major renovation to include floor plans that range from 1400 square feet to 2400. Each fractional unit has hardwood floors, a natural stone fireplace, a private plunge pool and spa, an outdoor summer kitchen, LCD televisions, and imported Irish linens.

On-property amenities include a USGA championship golf complex with 3 nine-hole courses, chipping and putting greens, and a driving range. Starwood Will Be Selling Timeshare from New Sales Galleries

Starwood Resorts and Timeshares has announced that they are building a freestanding timeshare sales gallery inside the Sheraton Atlantic City Convention Center Hotel for the purpose of selling timeshare weeks at that property and at the Sheraton PGA in Port Lucie, FL.

This is the first time Starwood Resorts and Timeshares have used a purpose-built, freestanding timeshare sales office to sell timeshare units and timeshare weeks. The new Starwood Timeshare office will employ 20 to 25 timeshare sales people, and will ultimately sell timeshare weeks at all 25 Starwood properties, which includes Sheraton timeshare resorts and Westin timeshare resorts.

In an article published by PressofAtlanticCity.com, written by business editor Kevin Post, Starwood Vacation Ownership spokesperson David Matheson was quoted as saying, “Timeshares are becoming more and more of a mainstream product. Starwood and companies like it are bringing credibility to the industry.”

The article noted that Starwood timeshare units range from about $13,000 to $28,000 with annual maintenance fees of $400 to $800. On the same day that this article ran, CrainsNYBusiness.com published an article identifying that their new chief executive officer, Fritz Van Paasschen, who took the helm in September of 2007, earned approximately $9.1 million during that 4-month period.

Sheraton Resorts and Timeshares Launch Online Pillow Fight

Sheraton’s advertising agency for their website, Avenue A| Razorfish and Eyeblaster, a designer and vendor of online technology, joined forces to create two real-time, online interactive games for visitors to the Sheraton website.

Using a combination of artificial intelligence and interactive communication, each of the two games allows website visitors to use their cursor to join in the hotel room pillow fight or the splash fight in the hotel pool.

“Multi-user technology was the perfect fit for the Sheraton audience,” said John Antoniello, of Avenue A| Razorfish. “It’s a simple way for lots of people to jump into a fun, social activity. Who wouldn’t want to join a pillow fight?”

Brand Names Pay Off In Timeshares

Timesharing has been around since the 1960’s and available in the US since as early as 1970 when the first right-to-use timeshare resort was developed in Hawaii. Most of the early developers were individuals or companies whose names were not well known to the general public. It took another fifteen years before big name hoteliers, interested in the timeshare market, made their decisive move.

To the surprise of many in the hospitality industry, the Marriott Corporation was the first major hotel chain to venture into the timeshare business. In 1984, Marriott purchased the assets of American Resorts, Inc., which at that time owned two resorts on Hilton Head Island, South Carolina, and had a third resort under construction. Marriott recognized the successful track record of American Resorts in this market and quickly hired many of American Resort’s top executives to run the Hilton Head properties.

Today, Marriot Vacation Club International (MCVI) features over fifty luxury resorts in more than thirty destinations including the US, Spain, the Caribbean, and Thailand. With Marriott’s demonstrated success as inspiration, Disney, Sheraton, Hilton, Hyatt and many other big guns of the hotel business soon found themselves developing and operating timeshares and vacation clubs. Their presence has benefited the industry across the board, raising standards of service, quality, and reliability, and increasing customer confidence in timeshares as a product. Hoteliers in the timeshare industry are able to take advantage of name recognition and customer loyalty from one branded product to another.

But the consumer interested in buying a timeshare resale should not feel left out of the “big name” market. A quick search of the internet reveals that resale opportunities are plentiful for hotel brand timeshares and vacation club memberships. Hotel brand timeshares tend to command higher resale prices, while retaining excellent value.

The timeshare buyer interested in a hotel-brand property as a resale should carefully confirm which of the present owner’s membership perks will transfer in a sale. The answer to this varies from company to company, but since many vacation club members claim their perks alone are worth their membership costs, it is important for the resale buyer to understand exactly what s/he is purchasing. It is also sometimes a good idea for interested buyers to tour a property as a new timeshare prospect, even if they know before they go that they are only interested in buying resale. The time spent listening to a sales presentation affords interested buyers several benefits. They will learn many details about the amenities of the property from the sales presenter. They will enjoy the opportunity to tour the property firsthand and to compare the costs of buying new with buying resale. And they will typically have the opportunity to enjoy a luxury vacation at a free or highly discounted price in return for their time spent at the sales presentation.

A timeshare buyer should always remember that buying resale and paying a lower purchase price does not mean settling for less in the way of quality, comfort, and amenities. In today’s timeshare market, almost any resort product that can be purchased new is also available at a much lower price buying resale from a broker or by-owner service, and dealing directly with the person who owns the timeshare now.
