He lived eleven years in Latin America, and then moved to France. He holds an Account degree from IPF in Paris, a degree in Business Administration in Hotels from the EPCV in Paris and he served military duty in RPIMP.

Developer Understands that Timeshares Are a Logical Way to Own Vacation Property

In the Lynchburg, Virginia area of Huddleston, a Smith Mountain Lake resort community is making plans for a new waterfront condominium complex.

The Mariner’s Landing Development will construct the new resort, to be known as “Longview at the Pointe”. Plans are to sell the two and three bedroom condo units in four-week intervals, although full ownership options will also be offered.

The Point Is Not Selling Timeshare; It’s Buying Vacation Ownership

Jay White, a marketing consultant whose family owns the resort community, calls it, “…Just another type of ownership at Smith Mountain Lake.”

Good point! The developers didn’t wake up one morning and think: Our business goal is all about selling timeshare.

Instead, they looked at an opportunity (for their business and also for families in need of vacation options), and they considered how they could make vacation property ownership available to more people.

White, in an interview with The Lynchburg News and Advance, called the pricing, “… affordable compard with other offerings at the lake…”

“It’s just another way for people to enjoy the lake and not bankrupt themselves,” said White. “In my mind, the goal is to offer an affordable product someone can buy young and continue to upgrade until they want to retire and get the (vacation) home of their choice.”

Selling Timeshare Probably Started in a Cave

Once upon a time, there were no doubt two cave dwellers who wanted the same rock shelter. In order to accommodate the wishes of both, they decided to share the space, alternate who slept closest to the fire pit, and both contribute by dragging home freshly killed stegosaurus steaks. In every sense of the word, the two were involved in shared ownership, marked by the intervals of whos turn it was to sleep by the fire.

Timeshare shouldn’t be thought of as some suspicious idea, nor should it be viewed as a get-rich-quick plan by anyone in the business. Timeshare is really a very simple concept of shared ownership, enabling people who could never afford the cost and upkeep of sole ownership to still enjoy their little piece of vacation heaven.

Today’s timeshare is an evolved business model that translates to making vacation ownership available to the greatest number of people possible. And every day, through the sale of both new timeshare and of timeshare resales, vacation ownership is happening.

As Jay White so aptly put it in talking about the Smith Mountain Lake property, “This is really becoming a great destination, a great resort, and it needs to be affordable for people to enjoy it. If it’s going to be successful, it’s got to be available to people who can afford $750,000 or $50,000.”

The Yin and Yang of Today’s Timeshare and Travel Market

We know that the economy is bad and that hoteliers and timeshare developers are taking a real hit right now from the credit crunch. But just how bleak the picture really is, seems to depend on where you get your information.

A Negative Perspective on the Timeshare Market

This past week Reuters news ran an article titled, “The Timeshare Industry Squeezed by Credit Crisis,” in which they explained that credit for consumers to finance timeshare purchases is harder to come by, and, “… the securitization market for hotel companies selling bonds backed by timeshare deals has mostly closed its doors.”

The article quotes Jeremy Glaser, lodging industry analyst at investment research firm Morningstar, “In the last few months, sales have really dropped off a cliff – consumer credit is really disappearing in a lot of ways.” To this, they added the following less-than-cheerful comment from Bjorn Hanson, lodging industry veteran from New York University, “The syndication (securitization) market has all but gone.”

The Reuters article closes by pointing out that as consumers examine their budgets, discretionary spending will be the first item they cut, with Hanson reiterating, “Among discretionary spending, vacation ownership (timeshare) is high on that list.”

A More Upbeat Slant on Timeshare and Travel

On the same day, the British-based travel website, Travelmole USA Newswire reported on improving optimism among American travelers. According to research gathered in a special edition of Destination Analysts’ The State of the American Traveler survey, a survey of 800 American leisure travelers conducted in mid-November showed that optimism about future travel plans was on the rise. In July of this year, nearly 29 percent of those surveyed stated that they were planning to travel less for leisure. By November, that number had dropped to 21 percent. Additionally, one third of those recently surveyed said that leisure travel was a high or very high priority for them in upcoming months.

What’s the Real Story on Timeshare Sales?

What to take away from these two differing perspectives? Besides the reaffirmation of the adage that events are rarely as bad or as good as they seem, the other important point to consider is that timeshares purchased new from the developer and timeshare sold on the resale market are two very different types of purchases. At The Timeshare Authority, we tend to think both sides of the story are partially correct.

The days of under qualified buyers overpaying to buy and finance timeshare they really can’t afford may be over … at least for the time being. On the other hand, with travelers saying they are sufficiently optimistic to be planning new travel, there will be plenty of demand for the types of great value and good deals available in timeshare resales and timeshare rentals.

Foreclosure on Massachusetts Timeshare Property

In a blog post called, “They Wouldn’t Have this Problem if They’d Bought Timeshare Resales” which was published last March, we looked at the problems at the Navigator Beach Club timeshare in Dennisport, Massachusetts.

While the timeshare resort was in its construction phase (it currently stands uncompleted, with all work at a standstill) units were sold to buyers as timeshare intervals. People reportedly paid up to $16,000 for what they believed, and what was represented as, “timeshare”. However, the developer, Robert Reposa, failed (according to an investigation by Team 5 Investigates at theBostonchannel.com)to file the necessary paperwork with the State of Massachusetts.

Massachusetts law requires developers to form entities and file deeds. Neither of which was done in the case of the Navigator Beach Club timeshare resort. In the mean time, the owner fell behind on the $2.2 million mortgage and construction, which was scheduled to be completed 2 years ago, fell behind, and finally screeched to a halt.

Last week, a foreclosure deed was filed on the property in the Barnstable County Registry of Deeds. The Massachusetts Attorney General has declined comment on the matter as an active investigation is underway.

Other Options in Massachusetts Timeshare Resorts

Unfortunately, the timeshare buyers at the Navigator Beach Club will probably have to wait this one out in court. We hope this matter is quickly resolved and that all of the people who paid for timeshare at this Massachusetts timeshare resort receive their money back. Nothing will compensate them for the time they must spend in addressing this or the disappointment and stress this matter has, no doubt, caused.

There are many other options in Massachusetts timeshares, and you don’t have to wait for them to be built or wonder if the deal is authentic. Timeshares: Odd Duck or Golden Goose?

Timeshares Daily carried an article earlier this week titled, “Real Estate Industry’s Odd Duck is a Golden Goose Called Timeshare Resales.” The article looked at a recent The Today Show segment with Natalie Morales and real estate expert Barbara Corcoran, as well as included an interview with us, here at Sell My Timeshare NOW.

Corcoran is a knowledgeable resource for information on real estate, having turned a $1000 loan from a friend into the real estate industry powerhouse, known as the Corcoran Group. In 1971, Corcoran sold her company for $70 million. The article notes that Corcoran refers to timeshares as, “…the odd duck of the real estate business.” But as the author points out, “…she wasn’t calling them an ugly duckling; Corcoran was simply pointing out that in the world of real estate, timeshares are different.

Timeshare Sales are Different than Other Types of Real Estate Transactions

Sell My Timeshare NOW elaborated on Corcoran’s point, explaining that timeshare sales are unique in the real estate industry. Here’s an example to further explain what I was referring to in the Timeshares Daily article: imagine trying to sell your home by luring prospective buyers with promises of discounted vacations, tickets to theme parks and free dinners. If you did pass out these freebies to everyone who toured your home, you’d have a substantial out-of-pocket expenditure and you’d be looking to recoup this cost by marking-up the asking price of your home. And as odd as this sounds in terms of residential real estate, this is exactly how timeshare developers sell timeshare.

When you read the Timeshares Daily article, you’ll see that on the subject of selling timeshare, Corcoran’s advice from a real estate perspective is for timeshare owners to use an online timeshare resales company. You will also see that it is exactly the same advice I gave in the article.

Timeshare resales sell at market value – the price the buying market is willing to pay for the product. But pricing your timeshare resale at fair market value is only half of what it takes to sell your timeshare. You must also get your timeshare resale advertised in front of as many prospective timeshare buyers as possible.
