Disney announces the timeshare expansion we predicted months ago.

In November of 2006, I wrote about Disney’s planned expansion on the western perimeter of it’s Orlando, Florida, Walt Disney World Vacation property. On March 1, 2007, the management at Walt Disney World Resort made the announcement official. Their “Western Way” development plan calls for approximately 4500 timeshare condos and hotel units, as well as a retail shopping village that will include restaurants, grocery stores, and shops.

This mixed-use tourism district will focus primarily on value-priced lodging and numerous services will be directed both at tourists and at the many Disney employees. Workers at Walt Disney World go by the title of “cast member” and currently number about 60,000 people in the Central Florida area.

Disney also announced plans for a luxury resort to be developed on the northeastern side of their sprawling property, in partnership with Four Seasons Hotels and Resorts. The land for the expansion will include the current Eagle Pines and Osprey Ridge golf courses (two-eighteen hole courses) that will be replaced with a luxury hotel, one eighteen hole championship golf course, fractional ownership vacation properties, and single and multi-family vacation homes.

Walt Disney World president Meg Crofton says, “…we are thrilled to be able to bring Four Seasons to our resort.” Kathleen Taylor, president and chief operating officer of Four Seasons Hotels and Resorts says, “the resort will have all the ingredients needed to create memorable vacations: gracious and caring staff; beautiful surroundings that are thoughtfully designed; and services and amenities that make every experience one to cherish.”

Recently I mentioned the World Travel Trends Report 2006/07, which revealed that today’s traveler has fewer vacation days, but demands higher standards of luxury and service. When Disney adds a 5-star Four Seasons Hotel to their Orlando family vacation destination, you can assume they are also aware of this trending toward upscale accommodations.

Disney will be offering timeshares at Animal Kingdom.

Walt Disney Vacation World in Orlando, Florida will soon be adding 458 new timeshare units to its Animal Kingdom Park. The timeshares will include new construction and renovated accommodations in part of the Animal Kingdom Lodge. This means that members of the Disney Vacation Club will soon have a brand new option for timesharing.

The African themed décor of the new property will offer guests views of the open savannah-like area where animals roam freely in ways that replicate their natural habitats. Some of the timeshare units will be available as early as Fall 2007, with a full project completion date set for Spring 2009.

With the inclusion of the new vacation ownership venue at Animal Kingdom, members of the Disney Vacation Club will have their choice of eight Disney-branded timeshare properties. Disney Vacation Club timeshares include the beachside resort at Vero Beach, Florida; the golf and tennis resort at Hilton Head Island, South Carolina; and the five other Orlando Magic Kingdom properties: Saratoga Spring Resort and Spa at Downtown Disney; the Old Key West Resort; the Villas at Wilderness Lodge; the Disney Beach Club Villas; and the Boardwalk Villas. http://www.youtube.com/watch?v=urR9_UWyCJ8

Members can also exchange their points for vacations at resorts in other Disney parks, including Disneyland in California and Disney Paris, as well as exchanging through Interval International for more than 300 affiliate locations worldwide. Animal Kingdom is the largest Disney park and covers more than 500 acres.

What Branding Means to a Timeshare Company

The word “branding” used to conjure up visions of a cattle drive and a sizzling imprint stamped on bovine buttocks. But somewhere along the way, the business concept of a company’s “brand” or market image evolved from a noun to a verb, and “branding” became an industry buzzword for the process of spreading one’s corporate image to other goods or services.

Many experts today say that the hospitality industry changed when major hotel brands got into the business of selling vacation ownership and interval timeshare. It is true that big names including Hilton timeshare, Hyatt timeshare, Disney timeshare, along with Marriott, Four Seasons, Starwood and others have had an enormous impact on the timeshare industry as a whole.

The presence of these cornerstone hoteliers made the idea of owning interval timeshare more familiar and more comfortable to many consumers. When big names aggressively entered the timeshare business, a struggling or less reputable timeshare company was certain to be forced out of it. And there is no disputing that a company as large and powerful as Disney timeshare or Marriott timeshare has strong lobbying power on matters of regulating and improving timeshare ownership across the board. But when it truly comes to buying a timeshare vacation property to use and enjoy, remember that there are as many opportunities to buy a fabulous resale timeshare from a company whose name you may not know as there to are to purchase a timeshare owned and branded by a famous hotelier.

Consider the timeshare company known as Bluegreen timeshare. Bluegreen is a leader in developing quality timeshare resorts and vacation ownership properties, yet their name is not necessarily a household word. As a corporation, Bluegreen is a respected builder of residential communities, along with fabulous timeshare condos and timeshare vacation resorts. Yet, many buyers new to timesharing, may not know Bluegreen’s name or realize that this successful company has sold over 54,000 residential and golf community homes in 32 states and is on Forbes’ list of “The 200 Best Small Companies” and FORTUNE’S list of “America’s 100 Fastest Growing Companies”.

Brand loyalty is wonderful. Brand loyalty often allows you to trade perks from one aspect of a company’s services to another, such as loyalty points awarded for hotel stays that can also be used at a timeshare condo. And, if you enjoy one particular hotel chain more than you do others, then automatically booking with that chain takes the guesswork out of travel planning. But when you shop for a timeshare vacation property, whether new or resale, it is a good idea to consider both brand names you know AND those names with which you might not be familiar.

Whether or not you go with a hotel branded timeshare, now is a good time to buy. There are excellent deals available in all types of timeshares and vacation clubs.
