Which Beach Will Be Home to a New Hilton Grand Vacations Club Resort?

Which Beach Will Be Home to a New Hilton Grand Vacations Club Resort?

While it is not official as far as we can tell, MyrtleBeachOnline is reporting that the Crystal Blue Investment Group is working with Hilton Grand Vacations Club on a proposed new  Hilton timeshare. Whether the  resort will be purpose-built as a new Myrtle Beach timeshare or is planned for a mixed use resort is unclear.

The real estate under discussion is currently occupied by two Beach Villa apartment towers and is oceanfront on stretch of Myrtle Beach between Schooner II Beach and Racquet Club and Boardwalk Hotel on North Ocean Boulevard. Estimated cost of the project is nearly $42 million and includes improvements the developer would be required to make for the benefit of the city.

Although growth in Myrtle Beach has been slow since 2009 with no new resorts built during this time, the area remains a popular beach vacation destination. Mark Kruea, a spokesperson for the city says they are seeing a return of confidence in the economy and are benefiting from tourism advertising being done by the community. Sonship Hospitality announced earlier this year its plans to develop a 14-story Homewood Suites Oceanfront Resort & Conference Center  in Myrtle Beach and a 150-room Residence Inn-SpringHill Suites Oceanfront Resort.

If the Hilton Grand Vacations Club project information becomes a reality, it will add a second Hilton timeshare to the area, joining the luxurious Hilton Grand Vacations Club at Anderson Ocean Club and possibly increasing interest in the great deals already available on Hilton timeshare resales in Myrtle Beach.

The 2013 Timeshare Demand Index (TDI) is available now.

Yesterday we released the 2013 Timeshare Demand Index (TDI) of the most in-demand timeshare resales and rentals based on the number of offers made through our company’s websites to either buy or rent these timeshares. The Timeshare Demand Index covers a one-year period and only looks at the number of offers made on each resort. When consumers place offers (bids) on timeshare resort properties–either intervals, points, or vacation club memberships–they are establishing the true market value of shared ownership.

Just as importantly, the offers made by buyers and renters of timeshare devastate the myth that there is no demand for timeshare resales. Our first company, Sell My Timeshare NOW, is coming up on 10 years in successful business– a decade! If there truly was no market for timeshare resales and rentals, what could we possibly have been selling for ten full years of business?

The Timeshare Demand Index offers interesting insights on the vacation ownership industry. Current owners can see how their timeshares rank in terms of consumer demand. Also, the TDI gives prospective timeshare owners and renters insights into which properties other families and couples see as desirable, and perhaps even offers insights into how strong the resale demand will be for a property they buy now, should they wish to sell it in the future.

Everyone is encouraged to view and download the 2013 Timeshare Demand Index.   You’ll find the 2013 Timeshare Demand Index here: www.sellmytimesharenow.com/media/pdf/timeshare-demand-index-2013.pdf. You’ll find one Disney Vacation Club timeshare in the top ten most in-demand timeshares, and three other Disney timeshares within the top thirty.

Only one California timeshare, Marriott’s Newport Coast Villas made the top ten list, and remarkably, there were no Las Vegas timeshares in the top ten, although Elara, a Hilton Gran Vacations Hotel, Center Strip did  rank as number 12 on the list.

And what about the bottom of the list? What does it mean if a timeshare resort ranks number 100 on the TDI? Does it mean you shouldn’t buy timeshare at that resort?

Not at all.

Even the 100th resort on the 2013 Timeshare Demand Index is a buzzing property, with more than 200 offers to buy or rent timeshare at that resort facilitated through our company last year.

If you are a timeshare owner, or are thinking you want to buy a timeshare, you may have run across the “1-in-4” Rule. Hilton Grand Vacations Club timeshare (HGVC) is one of the resorts that enforces the “1-in-4” Rule and if you are a Hilton timeshare owner or buying HGVC timeshare, you will want to understand this rule and how it could effect your vacation planning.

In the most simplified explanation, the 1-in-4 Rule at Hilton Grand Vacations Club means you cannot use RCI to book a HGVC timeshare vacation at the same resort more than once in four years. However, even the simple explanation is not always easy to understand.

If you are a HGVC member, you can book at your preferred Hilton Grand Vacations Club resort as many times and as often as availability and your Hilton timeshare points will permit. This form of booking your Hilton timeshare vacation means you use the Hilton Grand Vacations internal reservations system.

But how does the rule apply if you are not a Hilton timeshare member?

You can book your Hilton timeshare vacation through RCI and even though you are booking more than one week, if you book consecutive weeks, your booking will only count as one usage at that resort.

Also, you can even book non-consecutive weeks at a Hilton timeshare through RCI and it will  count as one booking, if you book the weeks at the same time. For example: you could book at the same Hilton Grand Vacations Club timeshare resort  for a winter ski vacation and to return to the same resort for a summer vacation, as long as you book both trips during the same call or online booking session.

Still have questions? Your best resource is always HGVC for understanding rules and policies at Hilton resorts. You can also read more on the SellMyTimeshareNOW.com website at Hilton Grand Vacations Club 1-in-4 Rule.
