Timeshare Vacations Eliminate Your Top Complaints about Hotels

Last month The Sunday Times Travel Magazine released a survey that said the number one complaint among vacationers is noisy neighbors.

At first I was surprised by this, but then I thought about how important rest and relaxation are to all of us and how often we are deprived of it. According to an article by Kathleen Fackelmann in USA Today, which quotes a study conducted by University of Pennsylvania School of Medicine researcher, Mathias Basner, “Sleep deprivation has been linked to serious health problems, including obesity.”

The article went on to explain, “People who are chronically sleep-deprived also can experience attention lapses, memory loss and other difficulties that can impair performance on the job, according to James Walsh, executive director of the sleep medicine and research center at St. Luke’s Hospital in St. Louis“.

So it really makes sense that when we finally break out of our work-work-work routines to enjoy a luxurious hotel or timeshare resort, we really count on getting a good night’s sleep.

Hotel Executive Magazine looked at the full report from The Sunday Times Travel Magazine and found that, by percentage, the following issues account for 50 percent of the things we don’t like about hotel rooms.

  • Noisy neighbors and thin walls: 28 percent
  • Noise from the street: 6 percent
  • Size of room: 16 percent

Not every timeshare resort is a perfect solution for these problems, but considering that timeshare rooms are typically so much more spacious than hotel rooms, the odds of improving the rest and relaxation factor of your vacation increase tremendously when you stay in a timeshare. Timeshare resorts typically include a kitchen and dining area.

Most timeshares are much more like a condo suite or apartment than like an average hotel room. Obviously, the more room between you and your next-door neighbors, the more peace and quiet you can expect. And with more space for you and your family to spread out, you avoid the hotel scenario of a family of four cramped into a room with 2 beds and a single bathroom.

Economic Performance Looks Solid in Timeshare Industry

Many timeshare companies and timeshare developers have now analyzed their second quarter 2007 figures and issued their earnings reports on how business is trending. Here’s a summary of what some timeshare industry leaders are saying:

Time Matters when You Timeshare

Wyndham Worldwide Corporation reported that second quarter income increased by 28 percent to $96 million. Wyndham timeshare stock has experienced a 21 percent increase over the past year. The Orlando Business Journal quoted Wyndham Chairman, Stephen P. Homes, as saying in a Reuters interview, “Timeshare is going like gangbusters”.

Hospitality Net reported that the Hilton Corporation listed a second quarter 2007 net income of $165 million compared with $144 million in the same quarter of 2006.

Only stock purchase projections for Starwood timeshare resorts have cooled slightly, but this is attributed to construction delays impacting the opening of new properties. Despite this, as of early August, A.G. Edwards & Sons are still maintaining their “buy” rating for Starwood stocks, as is Terry Ruffolo, in his blog for Zacks Investment Research. Ruffalo says, “…we believe that the pullback (for Starwood stock) has been overdone, and that the current share price represents an attractive entry point.” According to information released by Starwood and quoted on Bloomberg.com, “This year’s earnings may be $2.78 a share, up from the $2.57 predicted in April.”

I thought Michael B. Baker, who writes for Business News Travel Online, made an interesting observation about the hotel industry overall, saying, “Hurricane Katrina’s aftereffects negatively skewed year-over-year comparisons in the first half of the year, with displaced Gulf Coast residents and emergency workers inflating demand in early 2006.” In other words, Baker was noting that some industry analysts think, had it not been for the many individuals displaced by hurricane Katrina, along with all the aid and reconstruction workers, artificially driving up hotel revenues for much of early 2006, hotel and timeshare figures for 2007 would seem even more impressive than they already do. Baker goes on to point out, however, “Although not all analysts agree on Katrina’s impact on performance metrics, it will no longer be a factor in the months ahead.”

Even when I report to you on how good the timeshare industry is looking, you should always do your own due diligence, consulting experts in the fields of financial forecasting and investment counseling, before you part with your hard earned cash. But although I never advise on stock purchases, I can confidently say that buying timeshare or a timeshare resale has proven to be a great decision for many people, if they like to vacation and they commit to using their timeshare regularly.

Marriott Vacation Club International has announced the second phase opening of its Marriott timeshares at Frenchman’s Cove in St. Thomas. The new phase includes 30 additional two-bedroom timeshare villas and a full service restaurant.

Balconies off each villa overlook the sugar-white sand beaches of Pacquereau Bay. Other features of the timeshare units include fully equipped kitchens, dining areas, a washer and dryer, and multiple Sony televisions and DVD players. The resort is situated on 13 waterfront acres where tropical mountains slope to Caribbean-blue waters.

Marriott Vacation Club International views St. Thomas as a high-demand area among their vacation property owners, and regular readers of the timeshare blog may recall our Timeshare Owners Blog posting one chilly day last February when I wrote about Wyndham Vacation Resorts acquiring the Old Beach Palace resort in St. Thomas. At that time, I quoted Lisa Burby, senior director of Wyndham Vacation Ownership, as saying, “St. Thomas is an extremely popular destination for our owners.”

With Marriott and Wyndham timeshares taking the same position here, I’d say that buying a St. Thomas timeshare resale with plans to use it, rent it, or resell it in the future, is a pretty solid plan.

The Timing is Right for Timeshares in the Washington DC Area

Here’s more information on the new Washington DC, Wyndham resort, I mentioned in our blog last month. Wyndham Vacation Ownership in the DC area is expanding with a 250-timeshare unit resort in Prince George’s County, MD. Through a deal involving The Peterson Companies and Wyndham Vacation Ownership, the luxury resort will offer an eleven-story tower of timeshare condos, including 42 penthouse suites. Guests will enjoy one, two, and three-bedroom timeshare units, a fitness club and spa, and indoor and outdoor pools.

This timeshare resort will be Wyndham’s second property in or near Washington DC, and is part of a plan to develop the National Harbor as a premier entertainment and recreation destination. The National Harbor project is a massive undertaking, encompassing nearly 300 acres, with residential housing, resorts, restaurants, shopping, parks, and entertainment venues, all within a quarter mile of the Potomac River. The first phase of the National Harbor, including a grand hotel under construction by Gaylord Resorts, will open next year.
